Frequently Asked Questions

Lettuce Stay properties are only available for 30 day+ rentals. Stays over 30 days are typically considered a long term rental and don't require a special short term licensing, inspections, or fees. If you're a host with a current short term rental license, you may enter your license number within your host profile to alert potential renters of a possible shorter stay. However, always verify with your local laws before accepting a rental injuiry.

Yes, length of rental should be negotiated between the home owner and the renter. If everything is going well, it's possible to extend your stay within the platform.

In that case, some jurisdictions or home sellers may have a short term license that will allow them to rent for shorter periods of stay than 30 days. However, the Lettuce Stay platform does not support rentals for less than 30 days and any shorter rental agreements will need to be handled outside of the Lettuce Stay marketplace.

It is highly encouraged to try out a home you're interested in putting an offer on through Lettuce Stay. It allows you to try out a neighborhood, a home, and a commute before you make that huge life decision. It's part of the reason home sellers like to use the Lettuce Stay system. So go ahead, stay.

While the Lettuce Stay site is targeted at connecting home buyers with home sellers, it also serves as a great inventory for 30+ day furnished rentals that may work for families and groups needing a long term place to stay. Just be up front with the seller when you put in your monthly rental offer to set expectations on both sides of the rental.

Since the majority of homes are on the market for sale, it's expected that the renters agree to keep the space in show-ready condition should a potential buyer need to swing by for a showing. As a renter, checkout any upcoming open houses on the listing page before booking or discuss with the seller a few days and times a week that work best for your schedule to leave the space for a potential showing. On average, a home has it's most showings within the first week of hitting the market with 3 - 10 showings. From there the number drops significantly, so be sure to use the DOM (Days on Market) number as a renter to get a feel for how many showings your stay could have.

Payments and agreements on Lettuce Stay are handled direct between renters and home sellers. There is even an optional rental agreement that both parties may docusign to add peace of mind. Additional insurance is available through our Partners.

The majority of homes listed on Lettuce Stay are furnished. However, just like any home listed for sale, there are a number of listings that are vacant. Be sure to checkout the pictures before putting in an offer to rent a home and triple check the listing details to make sure the home is furnished - if that is what you're looking for - prior to your stay.

If a potential renter is interested in a property that you are selling agent on, you'll receive an email or text message to the contact information saved in the MLS listing to alert you of the potential renter. Alternatively, if you've got a client who is interesting in renting, just send them directly to the Lettuce Stay website. A great way to indicate to potential renters that your client's home would entertain 30 day+ renters it to take advantage of the Feature Home service that will place their home at the top of local search results.

Yes, it is possible for an agent to select a commision of 0-5% for referring their seller to a potential renter assuming the seller agrees to the rental agreement and completes the booking and payment within the Lettuce Stay platform.
